@Kris Villasenor here is a pro tip I guarantee will reap rewards, 0 wholesaler needed at all. 

We would like any tips, tricks, do's and don'ts for those that also rental out individual rooms in houses.

Any tips you have when dealing with a tenant who consistently breaks lease, lies about property damage / repairs needed, does things like keep the heat off in the winter when shes closed for the one day a week.

One last tip I've heard from flippers is to try to find an experienced flipper/investor that is willing to partner up with you on the deal and use their experience to get the hard money so you can get a lower interest rate so that doesn't eat more into your margin.

@V.G JasonI think you're saying that for people who bought maybe at the tip top of what they could afford, if they take on more debt and/or variable rate debt adjusts and/or they lose a job and/or they get divorced, they'll be under a lot of financial strain / potentially unable to afford their mortgage. 

I believe one of the syndications I am an LP is doing poorly but the GPs have not yet admitted as much publicly.
