You haven't spent one extra dollar that you were not planning to direct to early paydown anyway, but you get the fruit of your labor earlier and I think it makes more sense if you are planning to stop the w2 job relatively young.

It's exhausting and totally time consuming, but your planting your seeds now to bear fruit for you next Spring.  

I see this position being especially attractive in hyper-competitive markets where deals are difficult to come by.But I maintain the abundance mentality is ultimately more fruitful. 

If no problem there, it is the aerator or fixtures themselves,  the supply hoses (rarely) or stop valves,   Try the low hanging fruit first!  

From what I understand, the standard commission for agents are 6% of the final purchase price. 1.5% goes to the buyer's agent, 1.5% goes to the seller's agent, and 1.5% goes to each of their respective agencies.
