It can be extremely unethical to Sellers. 

Please include:When and how is rent to be paidWhen and how are utilities going to be paid (if any)When and how is the cleaning going to be (if shared or provided)What are the costs associated with damages / breaking stuff / calling a technicianWhat are the costs of breaking the lease, finding a replacement if you are doing short term leases on the roomsIf they lost their keys or check bounces what is the charge for it, how the cleaning of the common areas is going to work, and enforcing quiet hours.

Hi Dustin,     In my opinion, based on your big picture goal, It may be more effective to hold onto it until you meet the bank's eligibility criteria and then sell it while the market is still extremely hot with very low inventory (especially in Worcester!)

Quieted title against everyone including SBA, I got the house free and clear.

We are also living in an extremely extended period of relative calm in this country without major upheaval.

@Jared Schottthe short answer is - if the house is already on the market, it's extremely unlikely that they will accept a seller finance offer. 

Lots of newbies that have come onto the scene in the last 3-4 years during an extreme bull market, who have never lived through a bear market.

The very cheapest way to go is for you to wash the interior of the house. 1) Washing from the celing to the floor, including everything ( such as lighting fixture covers, the surface area above the cabinets, etc) is extremely time consuming and not easy.
