They weren't able to work it out (not sure how hard they tried or even if they tried) so I invoiced B, C, and D for A's portion of the deposit, and to tell me if anything had been damaged prior to their moving in (nothing had).

Now it's all over the web that if a guest trashes an airbnb property, hosts can't do anything so guests are more and more aggressive, and finally, they give you hard time to refund damages, require invoices for everything, and only refund physical damage.

You will want to see the rent roll, expense report, IRS Schedule C, Tax history from the assessor, Insurance policy and invoice
