For single-family you'll want to bring it up to the standards of other single-family units in the area, while if it's multi (duplex, triplex or 4 unit) you'd want to bring it up to the standards of the other multi-family properties in the area.

But we do hold our featured agents and lenders to a high standard.

I would say each property should be around a bare minimum  150k per for a standard row home in relatively decent shape. 

Rabbu is also solid, but the standard for lenders is AirDNA.

I set standards for and apply them equally to all applicants.

Figure out ways to source off-market deals that are closer to meeting the criteria you are looking for (The higher your standards, the more difficult it will be, but that's the point of good deals).

Go with standard size options, don't do anything custom.

Standard loan sizing 75-80% LTV; 1.20-1.25x DCR; 30-year amortization in Top & Standard markets.
