I think I'm leaning towards suburban SFR on a newer neighborhood, although I'm a big believer of value add properties I think for out of estate rental I prefer a cookie-cutter on a desirable neighborhood.

Jobs cost far less on the philly side, where there are cookie cutter row homes to be acquired under $100k and turned around for about $200k with $40k or so in rehab work.
