Palmdale, CA single family rentals

I've been looking at Palmdale, CA / Antelope Valley area as a place to diversify my portfolio. I'm thinking of at least 3bd/2ba 1200+ sqft SFRs as rentals. Are there any turnkey companies you can recommend? More importantly, what are the good and bad parts of Palmdale? Can you give me cross-streets?

I think I like the idea of Palmdale rather than Lancaster as you're that much close to the I-5 and SFV. Anyone feel differently?

I lived in Palmdale for about six years so I can shed some light on the area. I use the terms Palmdale/Lancaster interchangeably having lived there, so bear that in mind.

I would say the Westside is preferable. The area near 50th west and Avenue N is pretty nice. South of N is Quartz Hill, which is nice, but I would say cheaper. The East-side of Palmdale is a definite no-go, particularly the north side around Avenue R/S etc.....follow the AV Times on Facebook, and you will get daily reports of shootings, stabbings, etc over there. I have a few friends in law enforcement, and the Palmdale Sheriff's station is among the busiest in the state.

To give you a pricing example, there was a short sale I knew of in my old neighborhood at $395k, with Redfin reporting $410-440k in that neighborhood which was off of 50th west and Avenue N. 

West of 50th is kind of rural and probably wouldn't be the best place to find tenants, as people out there are out there for the freedom and privacy afforded by rural land ownership. 

Lancaster is pretty decent, depending on the cross streets. I would say the closer you are to the west side (10th west --> West --> 50th west, from avenue L up to P would be good.
