Do a couple with them and then you will be ready to roll,  but you will not have to go through the learning curve alone. 

Ask them to explain how you're supposed to have a warranty w/o them giving you the receipt.3) Labor Charges: should be defined in your PM contract OR they should present a bid for your approval with labor & materials.Now a couple of thoughts in the PMC's defense:1) If you didn't get a receipt, how did you match the exact same model at Lowe's, so the price of $530 is apples-to-apples?

I try to give them a couple options, but I do not let them refuse entry.

I applied this strategy a couple years ago so happy to provide guidance of who I worked with and what seems to work/not. 

I can't do much until my sons arrive in a couple of weeks to do the big renovations but arbitration least I didn't get stalled due to being overwhelmed.

MTR is treated like an LTR from what I understand and I already own a couple LTR's so would rather do more of those than an MTR and avoid the extra hassle of furnishing, etc.  

That is an excellent post.I would like to point out a couple things.

We have done section 8 in a couple of markets and been happy with it, but the Tampa Housing Authority has been very hard to get a ahold of and I can't seem to figure out how to even enroll my homes in the program.

I'm not a brand ambassador - I just really like what they're doing and I think it works for both guests and hosts.
