Lenders have liability in these matters, they MAY NOTY discuss any confidential loan information with anyone who is not a party to the note unless a. they are selling the note to a qualified registered lender/buyer, b. the borrower has passed and they will be assisting in an estate settlement as would be directed by the court, c. if directed by any court to disclose information, such as in bankruptcy, or d. the borrower has authorized disclosure as it relates to a specific purpose, lastly, to an attorney representing the borrower.

Once I've got my 3 AirBnB reviews and a good list of client organizations, I'm confident I can make $1000/month in year 2.EXPENSES & ASSUMPTIONS- Costs are about $4600 a month ($4000 in rent plus expenses of $500-$600 including utilities, wifi, renter's insurance, supplies, etc.). - 20% vacancy for most of the year- 15% discounted AirBnB rate for first 3 bookingsREVENUES & ASSUMPTIONSI'm anticipating rent revenues of:- $5500 for December (collected already)- $4600 for January-February (break-even, including 15% discount)- $5000 from March-May (including 15% discount)- $6000 from June-September (assuming just 10% vacancy in summer) - $5500 during Oct-November.Once I book it out 5-6 months in advance, I can "introduce" my cautious wife to another rental home and start scaling the business...Thank you folks for your wisdom!

@Alex Vidal finally, feel free to take a look at the example investments on my website and you'll see that I am generating the returns communicated.In addition, I've worked professionally in investment management for over 12 years (BlackRock, Franklin Templeton, etc), and I'm confident I know how to calculate COC and IRR correctly.In addition, though I won't assume it, it's likely that if you're investing locally that your buying significantly older properties that required extremely high maintenance expense, which negatively impacts your return.
