My questions are - Is it too soon to assemble a team in the area ie lawyer, CPA, realtor, etc?

Since I work as a Real Estate photographer I have friends that are lenders and agents so I am not worried about assembling my team. 

Its an older shower that was originally part of a kit that was assembled back before I purchased the property.

During those times if you do not have a positive cash flow you could loose all those properties you have assembled because you don't have the cash to infuse and pay the mortgages and repairs.   

Based on your note, it seems that your biggest issue is assembling a down payment.  

Also, your market is only as good as your team assembled.

This year is the year I plan to assemble my team and embark upon investing in real estate.

My partner and I are currently trying to assemble our team for investing in a fixer-upper which we would either rent or sell once complete. 

In Ohio there is a bill going through the general assembly that would prohibit local governments from treating STRs differently than LTRs.

Maybe not in the construction of the logs and joints specifically, but in the overall assembly.
