Only things I would add...Finished floor to ceiling height has to be at least 6'8" in a basement (your house looks newer so I'll assume it is)Minimum habitable room size is 70 sqft and at least 7' in either direction.

Now that the rehab is complete, there's some equity in the property, and I'm moving in, I can't help but wonder if it's smart to take this time to do something on the side to pay down my mortgage faster or start educating myself on screening tenants and doing my due diligence.

Getting alternate financing (wm2nd, heloc, etc) for equity position may be possible but it will 1) be at market rate 2) may increase the due on sale clause.

Hello,A good rule of thumb in NC I tell my sellers about: if we get lots of showings in the first 2-4 weeks, but no offers, the price is too high by a good bit (15-25% estimated).If we get showings, and one low ball offer, the price is a little too high (5-10% too high).The longer a property sits on the market, the more likely you'll end up accepting a lower price ...better to go ahead and do a price reduction now and sell it faster, than letting it sit and eventually the market will do the price cut for you.
