I told them they are nothing more than bank loan officers, whose job is to sit and wait for someone to come in, hand them an application, then walk it down the hall to the loan committee.

If it's more than 6 plants, it's a commercial pursuit which has it's own set of laws that aren't applicable to a SFH zoned residential.

Because we are within the coastal area, my architect is saying that I need to pay an $18,000 application fee to the coastal commission and the waiting time to be approved is 6-9 months.

Also, make sure to factor in vacancy, HOA (if applicable), and management in the underwriting at the least.
