It is very admirable to start your wholesaling business from the ground up because you will be able to learn first hand all the mistakes you can make when it comes to wholesaling.

If that is your intent, that is bold and I admire you. 

It will do you no good to buy and renovate the property if you can't find a tenant...I do admire your drive and energy, even considering this project.

May sound confusing but honestly the best thing you can do is to continue your education and partner with someone you admire.

I'm not sure if I had focused solely on real estate that I would have hit my goal quicker.Taking the plunge like you did is admirable and will allow you to focus solely on real estate, and whatever you focus on will eventually expand.  

It should be someone whose accomplishments are ones that you admire and are in line with what you'd like to do.
