May sound confusing but honestly the best thing you can do is to continue your education and partner with someone you admire.

I'm not sure if I had focused solely on real estate that I would have hit my goal quicker.Taking the plunge like you did is admirable and will allow you to focus solely on real estate, and whatever you focus on will eventually expand.  

It should be someone whose accomplishments are ones that you admire and are in line with what you'd like to do.

I admire you will to jump right in and get deals!

your drive to get this deal done is admirable, but don't dive in head first just for the sake of getting off the diving board.

@Chris Silvas it is admirable that you are thinking about and making an effort to help people with little or no equity avoid foreclosure. 

I admire your passion for change in the troubled parts of the country!

Even if that thread now gets some positive responses the near total lack of response to this point gives a Loud and Clear message.Please understand I'm a great admirer of @Joshua Dorkin for starting this site and working his tail off for years to keep it going.  

As to the mate situation all I can say is fins someone who you admire their character not how they look or dress. 

I admire that you are doing something to get involved in real estate investing, but the numbers appear a bit thin to me, I can guarantee you will end up paying many expenses out of your own pocket.
