If your intent is to sell your rental(s) and leave the RE asset class then I suppose the # years of cashflow metric might be more applicable, but I think it heavily relies on the assumption that you've accurately timed the top of the market which requires a crystal ball and sorcery above my pay grade.

It seems really useful and has shown me some cool properties in different markets, but I’ve tried cross referencing the numbers in airdna and get much lower estimates than what the newsletter shows.So I’m cautious of how accurate it is.

It's hard to get an accurate ROI the way you are asking as you lived there so you have paid the mortgage on it for a number of years which will skew the numbers...At this point look at the cash flow and base the cash on cash return off of your down payment and current monthly expenses..OR, look at it another way, how many years or renting it will it take to get your initial down payment back?

Air DNA I am hearing is the most accurate but curious if theres a way to check this without a systems monthly payment.Also, any realtors in the Highlands, NC or Hilton Head Island area that specialize in off market deals or STR would be super helpful~!

Others will disagree with this...and that's fine.In my opinion, the key to success in real-estate is not avoiding downturns (which is impossible because no one can accurately predict when and how badly...and trying to time also often results in missing good deals too)...but instead structuring conservatively to *expect them* and be able to hold through them (not lose the property) and get out to the other side.

However, you are able to depreciate the building and its’ components.The land value is utilized in a cost segregation study and it is crucial that it is accurate so that it does not result in incorrect depreciation calculations which would open you up to the risk of an audit if it was overstated or you would miss out on tax savings if it was understated.So, we now understand the importance of the land value, but how do we calculate it?

But I will say that Cody's stuff I am sure is accurate and its how you would go about tying up dirt and who to work with etc etc.. the issue is they are making it sound like 10 hours a week will make you millions..
