Our long term goals are to build up STRs both in Texas and Georgia, but we want to start accruing cash through flipping in the Fort Worth and the surrounding area. 

But I have accrued tremendous equity and could probably clear on a sale about 175k to 200K after fees BUT before capital gains.

Then what accrues in this account is tax deferred.

At that time I will transition into a full time flipper, and accrue rentals along the way. 

The starting bid is setup at whatever the value of the property taxes due plus interest accrued.

Not sure if that is too thin @Marylin OShea, @Joe Norman, but I can't imagine getting comfortable with it by the Sunday offer deadline.I think we do need to accrue a little more cash, and starting STR on our home soon will help.

I've heard that some landlords don't accept the payment if it's not in full and continue to accrue daily charges. i.e. if the tenant pays rent and only half of last month's late fees, return it and make them resubmit payment in full, with each day adding a late charge to next month's bill.

Plus any municipality liens and penalties that the property accrued in the same period.

RENEWAL: Lessee agrees that his/her occupancy of said premises beyond the term of this lease shall not be deemed as a renewal of this lease for the whole term but that acceptance by the Lessor of rent accruing after the expiration of this lease shall be considered as a renewal of this lease for one month only and for successive periods of one month only.
