If so, then get the current owner to get lien waivers from every contractorIf not, I would have a lawyer writeup in the agreement or have $ held in escrow post closing to cover any potential liens (depending on state they have 90 days +/- to file a lien)2.

I'm unclear what recourse she really has at that point, but if you expect trouble I'd maybe consult a lawyer to make sure you're doing things by the book.I found this document, which was meant for renters, but I believe you'll find it useful as well.http://www.paloaltomediation.com/documents/PaloAlt...Look at the termination section:Your landlord can terminate a month-to-month agreement on 30 days written notice, if you have lived there less than one year.
