We have heard about software solutions as well, so just looking for any insight. 

I got going with Mint and Stessa which are great, but now I'm ready to get everything real dialed and automated with my accounts in with current software or quickbooks or the like. 

Looking for cloud based site that can handle ledger card management, late payment notIfIcatIons, reporting etc for a small number of mortgages we may be servicing for an attorney.

Note: I am aware of online applications like cozy that makes sure they fill out and pay their background/credit check but the applications for those types of software doesn't cover everything I want to ask and Brandon suggested paper applications is the way to go so it being my first rental I'll follow his advice on that but I just need a robust way of doing it.3.

There is plenty of free landlord software out there that will comprehensively screen your applicants (credit, criminal, and evictions) for almost every state and will allow you to look at the full report.

This was prior to the software even being a “proven project” since or even reliable.

My REI software doesn't always give me rates.

This is so important, I developed software to do this for me.What you are looking for are the micro-markets, within the larger ones. 

The websites are built and I have a small cash buyers list built ( not sure how good yet ) but, I don't want to waste money on advertising that's not going to work or buying some software that won't do me any good.

We are currently using Appfolio's software to manage our properties.
