Hi everyone, in case you haven't heard, and judging by the attendance you haven't (Sorry, couldn't resist the Major League quote there), the Federal Eviction Moratorium has been extended through June.

I get lots of different advice for "water proof" water resistant or just cheap and done. 

Brother go with the least path of resistance.

I am having some resistance selling the idea due to the hassle of moving.

They say you should have resistance electric for extreme temperatures.

You certainly can, but I think folks would be more resistant to a month or month and a half "fee" that is non-refundable.

I don't know if there are any legal work arounds about getting a low down payment mortgage (3.5% or 5%) on a property that will be used as a rental property even though I don't already have a mortgage for a primary resistance.  

From a tenants experience, HCIDLA will drag their heels and take the path of least resistance when you bring them a complaint.

The path with the most resistance always reaps the greatest rewards.

If the house has been gutted to the studs and has new MEP, insulation, shdetrock, finishes, etc then I will not offer a home warranty and will resist it in negotiations.
