If someone is trying to quit a 40k job a year and is accumulating local units to do themselves that is a different situation.To scale and have multiple revenue streams the investment has to have structure and little involvement from you the owner to perform.

You also could always ask the current lien holder if you would be able to quit claim the property into your LLC and keep the current mortgage.

You have to be quite selective and in some cases make some changes to the property to make it cashflow (ie add a garage, renovations etc).
