There's too much room for misinterpretation and plain 'ole delivery failure.While working with clients as a personal trainer, I had more than a few instances where I wasted time/money waiting around for clients who chose to alter schedules via Facebook.

If there's any cash from me left in the property at any time...I'm behind...and I have that much at risk.The faster I get ahead, the less risk I have...and the further ahead I am.Like I've said before, I have yet to figure out how to pay for a pizza without cash, because I don't know how to figure out which part of my house is paid off (equity) so I can give the pizza delivery person a brick from that part of the house.
