We signed the contract to only need repairs on the 4PT inspection(if needed) and it came back with cloth wiring which is uninsurable.

Now, his kids want to get in the apartment to supposedly get some clothing and supposed medical stuff for him.

A nice  $1,000 fridge, $300 dishwasher, $500 stove, $250 microwave, less than $1,000 for clothes washer and dryer.

You can help research local charities for them to get shelter, clothes, food. 

But then you don't want to go shopping for every major meal, and you want more clothing that can fit in a small space. 

Examples would be tenant using a plumbing vent on the roof as an attachment point for a clothes line ;-)   We didn't think we needed anything in the lease that mentioned "don't attach anything to the house without permission in writing". 

But for sure buying a house they cant afford really  buying brand new high end luxery cars  expensive cloths etc .. that does not work for a short career..
