Strange tenant situation
We have a tenant that, first of all, has not paid rent for March. Supposedly is waiting to have a new card issued. Tenant tried to shoot himself yesterday, then yelled "Call 911 she tried to kill me". The tenant next store heard everything and neither saw nor heard anyone come past her and go down the stairs. Police came, investigated, took him away in a squad car, then locked the apartment up. His wife left him a week ago, quit her job and went to Kentucky. Now, his kids want to get in the apartment to supposedly get some clothing and supposed medical stuff for him. He is unavailable to come to be let into his apartment. The wife, who is on the lease, is calling saying that a verbal OK from her should suffice to let them in, but we believe she needs to be here in person to be let in the apartment. I'm at a loss here as we have never dealt with an issue like this. Any insight would be appreciated!

According to you, the wife left so I wouldn't give her access to the rental or authority to let anyone else in.
You can visit the jail to speak with your tenant. Tell him he can move out voluntarily and walk away without any additional charges, or he can be kicked out the hard way and you'll charge him for every dime owed. See if he'll let his kids come haul his stuff out so you can change locks, clean up, and find a decent renter.
