My experience is that this is pretty conservative.I would caution you about wedding yourself to the 2% rule or rules that demand exceptionally high CoC returns, like those you see in the midwest.  

The current tenants, three young men, are not very focused on the yardwork - the mowing of the large front and back yards and wedding of the gravel and barked areas.
