My husband and me find some deals we run the number , the camps we took the construction guys and they gave us the estimate but we know that 10k has to be unknown or more but the problem is how we can get the prof of fund or a letter and we want to do it as a wholesaler, we want to put in under contract then we can marketing to our cash buyer.

If you are new try not to get overwhelmed by all the unknown tasks ahead of you. know this, you may not see clearly what lies ahead but I (and a ton of other more experienced ) members do.Take one step at a time.

The concern is simply over the unknown, the security risks surrounding these platforms.

If this were happening to my Grandma and I presented these facts to a group of unknown business people and they made a bunch of Werther's Original jokes, I would (1) be forgiven for thinking that landlords are the awful stereotypes the media and lawmakers often make them out to be, (2) be justified in hating them forever, (3) also be justified in probably punching them in the face, and (4) probably get away with it because I'd demand a jury trial and as soon as the comments of the punched party got out, the jury wouldn't sympathize with that person either and would let me go.Again, not trying to be the fun police. 

You haven't even considered the unknowns once you start the remodel...

With note investing there are significant unknowns which need to be accounted for when setting your bid.  

In my new market I am carrying a bit more contingency didn't to unknown area, no subcontractor relationships, etc...

I have also paid the same title company for  "Condition of Title Report" to get their official opinion (quasi official anyway).The title company has told me that they cannot pick up IRS liens and if their is one it will be unknown.

I realized that my problem was FEAR, fear that my offer would be accepted, fear that I would make a mistake and I'd be criticized for my ambition to be financial successful and the fear of the unknown - understanding that I didn't know what I didn't know!
