If you do this, you must do thorough DD on the LLC.  10 years from  now the LLC could be sued or a tax or code judgement applied regarding an incident from before you bought it and you'd be holding the bag. 

So this all boils down to underscoring the importance of doing thorough due diligence on the sponsor.

It's a little bit scary but getting to thoroughly check out your unit and getting to pick your own tenant is worth it.

Now though, he said he would highly recommend the more thorough heat treatment method at a cost of  $1250.
