It sounds to me like you won't miss them when they are gone, which is why you didn't sound too concerned about the inadequate notice.Not knowing the temperament of this particular tenant, I will take a stab at what I would do in your shoes.

You're out of business in many areas and you need to find something else that doesn't require a background check in a or as a fiduciary responsibility being involved or a position of trust......like selling shoes for example.Yes Rick, but most deals are residential, most are done with investors who can't write a check and payoff the loan, most can't refinance quick enough either.
