Furnished Finders Lease Questions

I received a request for a 60 day rental this summer. I have completed the credit/background and filling out a lease. I am not sure when to ask for the first payment to be due as it is now January and they won't move in until July. What is typical here?

In regards to a deposit, I am used to longer term rentals so in a short stay like this what is typical? Rent is set at $5k/month and they do have a small dog.

We offer rentals of 1-12 months and thus have some familiarity in this area. 2 thoughts were we in your shoes:

1. We would require the first month of rent upon agreement and this would be non-refundable. If the tenant does not wish to pay that yet, we'd professionally convey that we understand and that we'd be happy to re-engage in the dialogue closer to July if they would remain interested and if the home is not yet rented.

2. At your rent of $5k/mo, we'd charge a refundable $2,000 security deposit.
