Wouldn't touch weaker suburban to rural areas regardless of yield as they die first when the economy starts shrinking.

Of course there are flippers and new homes being built all the time in my area however he said all their margins are shrinking and some do it to keep their guys working. 

I agree, a lot of the costs are likely a little low, but as a class project, sometimes it helps when those number shrink.

Fix and flip inventory is shrinking since fix and flip is so popular again.

Not counting appreciation, you could be looking at around 640k in PV and 35k in positive CF/yr, and growing exponentially...or...you could accept this deal, with the negative CF accumulated to 67,200...and growing (or shrinking) every year.Negative CF isn't a loss based on its face value. 

Each is massive, transit bases.  25K+ Soldier/civilian base that the Army will not shrink.  

I suppose part of the motivation for starting this thread is due to my realization of the ever shrinking availability - the W2 job takes up a lot of time but will still be a major advantage for a while.Rick H.

One-horse "college towns" could be in trouble when the biggest employer shrinks by 10-20-50% or goes away completely.

If they start shrinking their portfolio in May, as they said they would do, and start selling MBS then we will get another surge in mortgage rates.

Or, shrinking it down, it’s about 2%-2.5% annually
