This was the tree roots problem.

I think the root of the frustration is the expectation that one can just jump in, send some letters, have a few call you back, make 2 or 3 appointments, close a deal and Voila!..

I consider this my home and have put down roots in the community of which I am a part. 

Is the sewer pipe connecting the property to the sewer main damaged by tree roots or corroded over time to the point where you need to have it replaced?

For those who might suggest that I handle these tasks myself, I always hire out the cleaning as A) I'd rather have a root canal than deep clean a rental unit, and B) Professionals do a better job with a team in a couple of hours than I can do by myself in a whole day.  

Another tip, boxwood shrubs will help hold the soil in place, what I used, check with your landscaper for shrubs that don't have extensive root systems.

From what I've seen, and from his descriptions of the properties, it would appear that the Philly company, ABC Capital Investments, buys in neighborhoods that are C or C+, but where there is some gentrification slowly taking root. 

The roots have plenty of time to get started before the ground freezes. 

Just buying One or two off the mls to get your roots solid and then start finding foreclosures?
