Finally, there will be random repair charges from time to time, but think of how much time and money it would cost you to go out and change an HVAC filter.

So you can basically said, this random person said this and thus all of you are wrong...When the agent says the deposit is refundable, it definitely only means in the case you are denied.

Bet you were using the BCC feature (you should have been), but regardless, it's the multiple recipients that is your problem - - send then 1by1 AND randomly wait before sending the next.

Especially very small local banks.Outside of that, they don't take random calls from people they don't know, which is when they will use a listing agent to put the home on the MLS.There was a time when the investor pool was very small and anyone could call a bank and get their list of non performing properties.

What is your relationship to the Seller, are they family or friend, or did you find them through random marketing?

A college town with most of the town consisting of older buildings, and the random factory scattered here or there.  

Which is really not only a fee but also random scheduled inspections which can invoke additional fines.
