If you have made it and thrived more than 5 years in the business you have doing something very few ever will.Most agents the first year might do a few sales from their sphere and then they have to generate new business to survive.

Another resource I've found useful is if you are PCSing in the season there will be other people in your sphere who are PCSing out and are looking to sell their property because of the issues that I mentioned above and you can do an "assignment" or "subject to" or purchase directly via contract ( with a Realestate attorney of course) and you may be able to reap the benefits of someone who paid down some debt, did upgrades on the property and you can avoid a real estate agent. real estate brokers are way over rated.Again, I'm not very experience so take it for what its worth but these are some of the things Iv'e learned over the years.Erick
