The DST I purchased with Allegiancy (Alorica DST in Ft Worth, TX) did not do good due diligence (in my opinion) regarding the structural quality of the buildings they purchased for this DST in 2022. 

I'm in the middle of a BRRRR too and I chose to have Sherwin Williams color match "inchyra blue" for walls I usually just go with Behr but with cabinets, will be so much easier if you have high quality paint!

I would highly recommend talking to Jeff Weller at Coast 2 Coast and Fernando Corona both are also PadSplit hosts but we're some of the first expert lenders .

For example, if the guy with the CRM company is asking the CRM questions because he actually is seeking the info from the public, what they like, hate, need, want, so he can go back and use that info to better what he's doing, hey high-5.Unfortunately, that's maybe what, 1:1,000.... 

Couple other things to consider, property / school taxes are high, and tenants have lots of rights.

I won't just write them all here but I highly recommend contacting a qualified 1031 intermediary to walk you through the process.

If you rent in a high-crime area, I wouldn't suggest it.

Lessons learned is not to buy a property with a high HOA.

If you want to quote out high efficiency boilers for six Tripple deckers for example requiring installation of separate gas, meters etc. etc. - that might be a situation where you would want to work with a contractor directly because you would have lots of different options with widely varying costs.

I have a second condo property where the water quality became unacceptable (PFAS) so I put a filter on the sink and make people aware the fridge water no longer works.
