I want our next investment to be a duplex/triplex in downtown Sarnia.My reasoning for Sarnia: The downtown core is growing, the new brewery is receiving a lot of attention, the college is expanding (two new buildings), the research park is at capacity, they are transitioning from the chemical valley to a bio-industry cluster, which has already attracted two new plants, and the area is anticipating the announcement of a major plant expansion (that I have a good authority is happening), and taxes are some of the lowest in the province.

Otherwise, the next part may break and you'll need another repair.Also, one tip--make sure you or the tenants do not use any of the bleach or chemical tank drop ins as these cause the seals to wear out/corrode prematurely and fail or leak.Best of Luck...

I've found lots of trash, grow lights in attics and of course lots of paint it seams like every house I get has a paint collection and yard chemicals and I have a shelf in my office that is covered with little tokens I found over the years every thing from coins to old cast iron toys. still waiting to find the pot of gold :)

@Jason Shackleton thanks, Jason — if I understand you correctly, the concern I have with getting a loan tied to my business is that it’s a young company with relatively low revenues so I’d presume that terms on that loan would be harsher than if I were to go the personal route.
