We need some general input on getting started from the ground up with a decent amount of money to initially invest from the current tax year.

Maybe some specialty programs exist for prefab homes or a custom ADU builder might have his own lender partner they could refer you to... but unless you yourself are an experienced home builder with a track record in ground-up construction, you're basically looking at a hard money or a HELOC.

At the end of the day, I do see a value in the general education side of many of these guru's, but education, if that is all they are providing without actually helping get your business off the ground, is only worth a flat fee, and it is not $540k, as you not this group is asking for.  

Scenario B : a ground-up development of two legal units plus two ADUs, all detached.

@Jagger Boyer get connected with a good property manager on the ground here and you'll do just fine.

We have previously only done single family ground up builds but are looking to pivot to multifamily. 

The electrician that inspected explained to me that there was some cloth wiring present, but it was all grounded, making it safe.

Meanwhile, 2212 Manton Street which is a 4 bed 3 bath home and 1800 SF above ground with a finished basement (2400 SF total livable SF) was leased  in March for $2,925.
