Plus, a lot of firms are taking a stance against dual agency and "encouraging" their brokers to refer the other side to a colleague, for a referral fee (this is what we typically do up here in Bellingham).  

You'd have to write the loss off completely, and relinquish any & all claims to it to your RECF firm, even if the borrower paid in full the day after.

We're still working on firming up the remodel cost and purchase price as we are not yet under contract.I looked into a 203k rehab, but their limits are too low to complete the necessary work.

I do think the communication level is poor, not sure what the level of commitment is between you but I'd consider looking into another firm so your prepared for a change.. 

The general scenario is, we buy a property, spend 5-10k per unit renovating it, provide all of our invoices for the interior work to a special firm that specializes in Cost segs.

Anybody out there, or does anyone know any good lawyers or firms?
