Did you happen to get started in a similar fashion? 

I collect the money the old fashioned way,  knocking at the door.

For example designer fashions, nice jewelry/watches, etc.

But the mortgage is paid down in an accelerated fashion. 

Secondly, I doubt any GC would want to work in this fashion, too many problems can occur not to mention the GC's risk factor as his/her license is on the line.

I would look into it myself however I’m an Agent in San Diego and don’t think I could do it in a timely fashion.

My realtor knows some contractors and has been sending me some contacts to get a quote.My question is, should I request a quote from everyone and what is the best way to find one that will get the job done in quality and timely fashion?

Some great advice so far and difficult to not repeat in some fashion or another but I won’t let that stop me.

I will add that we sometimes accept a tenant with a credit score below our 600 threshold with additional deposit but invariably these are the people that don't pay rent in a timely fashion.
