Kansas City MO BRRRR Deal

What’s up BP,

I have a friend who has some experience in flipping, however not enough to feel confident on his know how to undertake this deal.

It’s a townhome in Kansas City Mo that’s owned free and clear, but one of the tenants passed away (a friend of his) and the family just wants to be away from the property and not rehab it. The info he gave me was

- PP 80 - 100k

-ARV 150k

-mostly cosmetic repair

Very vague I know. As I said he doesn’t have much experience and wasn’t even aware of Bigger Pockets. The reason for the post is to find an investor that’s willing to take on the property for him and the family or to get some recommendations on a hard money lender in that area that could assist him if he does the flip himself. The numbers he gave me are just his “shot from the hip” but I thought it would be better than nothing. I would look into it myself however I’m an Agent in San Diego and don’t think I could do it in a timely fashion. Any help would be very much appreciated.
