Maybe another one is tenants may tend to stay longer as long as they are eligible for the program.Not 100% sure, but I don't think they always pay that FMR number.

I am to this day finding good cash flowing deals on market that have 20%-30% CoC for owner occupants.

Do the math, see if this would allow you to add even more value to the property for resale down the road.
