Thank you @Elia S. for your advice.I understand the need for education, which is why after an entire month of soaking up online information (including endlessly watching and listening to BP, J Massey, and more) I want to get hands-on training with a mentor.

I am pretty new to BP, been perusing it for a couple months now and have made some solid contacts and am amazed at the endless information available here.I am an Arizona licensed general contractor with 30+ years in the construction industry.I started my own drywall company in Minnesota when I was a teenager.I moved to AZ in 1984, opened a drywall company here and then in 2004 transitioned to a GC.I have tons of experience in remodels and rehabs which lead me to the REI industry.I have a couple of questions for the industry as a whole (wholesalers, investors, flippers, etc).I realize “to each their own” but am truly interested and would appreciate honest feedback:What do you want from a GC?

What closes a sale for one person is different that what does for another.Perhaps sell it.I don't buy vacation property for myself or time shares etc because I would rather buy another rental and then if I want to go on vacation there are so many fully furnished lake houses or mountain retreats out there the list is endless.

Conversely, Japan has been pushing on a string for 30 yrs trying to jump start their economy with endless amounts of money printing and they continue to be mired in stagnation.  

I have an almost endless number of subs in my phone that work with me.

Its an endless commercial  avenue from North Philly up through when Germantown Ave becomes Germantown Pike pass Chestnut Hill.

I have looked into BP however I have never really delved into it; but as I have been at this for so long without any measurable progress I am looking for any and all info I can gobble up that may lead me in the right direction.I look forward to potentially working with some of you in the future and appreciate the vast knowledge base that BP has to offer, I will definitely be utilizing the wealth of information on here to its full potential and berating as many individuals as I can with seemingly endless questions. 

The thing is you can go on and on and on about these rules...Do not strike a match near the gas stove and oven.Do not jump up and down on a bed while the ceiling fan is running.Do not park in your neighbor's designated space.Do transfer or retrieve your clothes from the washer and dryer promptly.Do lock your doors when you leave.Do not leave a burning BBQ grill unattended.Do clean the lint screen on the dryer after use.Do not puke directly into the community waste bin when drunk.When your neighbor's dog drop heat on your door step, please resolve the issue with the neighbor, do not smear such dog poop over his/her door knobs.......This list can be endless though.
