the issue right now is that with both prices and rates high, it is very, very tough to have cash flow unless you're employing some kind of creative and/or hands-on and/or value-add strategy, or combination of strategies. 

If you're looking to take advantage of the tax benefits as a self employed individual AND invest in alternative assets be sure the company you go with also offers that ability.   

im looking to get a HELOC on my primary home but I may need a lender who is friendly with Self Employed business owners.  

Four month later, I began to employ some concepts I heard. 2 years later, we are at roughly 50 units.

My next step is to call his employer/university professor and see if he's been coming into work.

What strategy of investments are you looking to employ?

For example, I'd make it conditional on proof in income/employment, etc.You MIGHT also see if there is a customary practice in your market area.Good luck.

A 401k is typically offered by a company, i.e. your employer.
