I think the sites and their estimates are pretty impressive considering they contain virtually every home in America, often with interior pics, but they are what they are: free tools that used automated formulas to predict something that can often be a bit unpredictable and can't fully account for the human emotional factor (for example I bet something like the Brady Bunch house zestimated far less than than its actual value)

For some people, if they have an emotional connection, seeing it rented out and tenants possibly not taking care of it can be tough mentally. 

If your investing there is no emotion and you can walk away at any time.

I want to create an emotional connection with homeowners and be succuessful.

BUT it was like herding cats to get work done, then had to listen to emotional, demanding 'your never home' wives, too much beer on the rehab & frustrations galore.

Money brings emotions, emotions bring tension, and you need to be able to work through that.Feel free to reach out if you want to BS about real estate! 

As a first time buyer, it's natural to get emotional about the purchase, no matter how hard you tell yourself not to.

Honestly, emotions got in the way and we sold.
