New Investor Script Help Please!

I work for an investor in a very small call-center environment. We basically just cold-call homeowners. I get yelled at a lot. A LOT. What do I say?? I get so nervous that I stutter and become nauseous! I want to create an emotional connection with homeowners and be succuessful. Help!
