I’ve talked to two appraisers that are hesitant to dig that deep….does that seem normal? 

If you have so much time, doing it yourself won't slow you down, go for it.You do not need to hire a general contractor to oversee your sheetrock and tile work.

I would verify comps before going too deep into it.

Ohh - gotcha, yeah I just had a contamination that cost the sellers (I was the agent) about 10k to get done.Basic tank getting pulled should be about 2-3kContamination will depend on how deep it is / how much needs to be removed and put back in and location, ect...

Having that sort of liquid money will attract a lot of attention here:)  so maybe go slow but steady and meet in real life , do vetting etc of your PM .. you know what I mean

Amazon has a decent one under Amazon basics brand.but if the wood is soaked / deep you might have to replace it in those spots.
