Is it possible to have a 12 month lease automatically convert to a 30 day lease in the event of a missed rent payment? 

Most STR owners are converting their properties to LTR or sell. 

This option is ideal for converting to an income property because the (when the renovations are complete, and the property is stabilized) the borrower can begin receiving income from the property before regular mortgage payments are due.

Recently we had a place re-zoned to convert to duplex.

they talk about something i've been thinking a lot about, which is converting EQUITY into cash flow. 

Converting apartment buildings  (made up of 300-600 sq ft units) that have lots of character and close to downtown to condos was very popular in the boom times (pre 2008). 

I had a plumber go over to give me an estimate for converting a half bath to a full bath and he called me back claiming that the plumbing inspector wasn't going to allow him to tie into the type of pipes I have and I was going to have to re-pipe the whole house.  

Since the last time I  used this platform I’ve successfully purchased my first home and converted into a house hack with short term and long term rentals. 

I don't know what a good KPI would be when analyzing wholesaler deals that would convert into a dispo, but I'm sure it would take several.I would recommend networking extensively with wholesalers in your area, especially those who are just starting and would need assistance on the dispo side of things. 

I am hoping to find a more simple / crude (maybe) way to engineer a deal that simply holds the final sale until after the owner's title converts to the irrevocable trust, but based on the terms agreed to today.
