Residential Leases - 30 day vs 1 year

What is your preferred rental period, and why?  Is it possible to have a 12 month lease automatically convert to a 30 day lease in the event of a missed rent payment?  How does rental period impact time it takes to evict nonperforming tenants?  Thanks for your input.
