Another plus for an NNN, rather than a PM, is that the lessee has a vested interest, and would do a better at it than a PM.As to my professor who did all the NNN deals, his family had a real estate brokerage firm of many years in NYC, he was the one running the leasing division, so he's able to approach old retired landlords with some authority, not a newbie who just finished the Carleton Sheets course.

It just seems much easier for me to quickly source and offer on 1-4 unit properties, whereas I can’t find any 5+ unit ones, but maybe that’s because the commercial brokerages have all of them.

Look up their online reviews, what area they specialize etc... in most states you need to work under the supervision of a Broker for a specified time frame before you can take your brokers exam and open your own brokerage
