I definitely want a sink installed so she doesn't have to come up and use our dishwasher.

Having said that, a couple of things I get asked for all the time are a dishwasher and washer/dryer. 

I will have to simply invest in the property when rehabbing to low flow toilets, showers, dishwashers and it should be good.

It scratched almost immediately (dragged heavy stuff on it when getting the fridge, when they adjusted the dishwasher, etc. despite clear instructions).

My last students, their parents pre-paid the entire semester, and they probably never once used the stove or dishwasher.

Flood lights - we have a few of the dusk to dawn flood lights that stay on while dark outLock all doors and windows as soon as they are in and be sure to give the subcontractors a hard time if they don't lock up when leaving.

Every flush, load of laundry, shower, dishwasher run all fill the tank. 

A door area camera might be nice in a sketchy area, but Texas requires door viewers which work well with dusk to dawn led lamps...and a decorative metal security screen type door is probably better security than a camera.

@Dawn Anastasi I actually haven't had to buy a kitchen faucet in a while - had to do a quick look when you said you were getting Moen kitchen faucets for $80.
