We changed the layout, added a bathroom, did all the usual stuff (skim coat, sanded hardwood floors, changed out doors, fixtures, new kitchen, new bath.

Let's say this $2.2M property has room for value add, and to bring the asset to its highest and best use it would take another $500k for rehab costs(new kitchens, baths, light fixtures, etc).  

Upgraded the bathrooms, replaced the flooring and fixtures.

I replaced the flooring, appliances, plumbing fixtures, lighting, re-textured the walls and ceilings and repainted.

Paint the cabinets, inexpensive granite or quartz countertop, tile backsplash (if the budget works), matching handles and light fixtures (I like brushed nickel). 

Updated some fixtures.

I'm looking to rent the other units as is right now just because of the time commitment of a rehab, the fact that there is still plenty of useful life left in the outdated fixtures and I think my time and cash would be better served finding the next deal considering this one will cash flow/pay my PITI as is.And here are so pics of the property with a couple before and afters.

Rehabbed the kitchen: tore out all upper cabinets, cleaned up some mold, repainted the walls/scraped the popcorn ceiling, put in faux shiplap (8in plywood strips), hung up open shelves, installed new light fixtures, painted inside and outside of under the counter cabinets (dark Blue), replaced drawers, added new stainless steel cabinet/drawer handles, tore down non-load bearing wall, replaced tiles, re-routed light switch, and painted window panes.

Have you considered new light fixtures, pulls and door handles, Edison Light Bulbs or other types of bulbs?
