I assume they would not finance for me (seller finance), but I was just wondering if anyone has purchased a foreclosure from the VA and if they were able to construct good deals.  

I found 2 banks that would back me in the project both offering a construction loan with no payments during the rehab.

It's not a hotel, the houses won't be perfect (unless it's new construction or luxury). 

@Yusef PresleyI would avoid paying contractors hourly and make sure there is a construction draw schedule in the contract that clearly outlines when funds will be dispersed to the contractor throughout the project instead of one lump sum payment.

This links to the system design.Here is my guess regarding the system size trending (I might be wrong) - Most of the developers I have got in touch with (at lease in CA) are still interested in 1-5 MW projects as more and more transmission project suitable lots were taken/investigated/too expensive to construct.

Hello all,Newbie investor here asking for some assistance analyzing this new construction quadplex. 

The market rent needs to be around $1,800 per side and no more than 2k a month (depending of finshes) I'm having a hard time getting someone to nail down a price on construction cost.

There will be equity(but not a lot), and cashflow, when the ADU is finished, but there doesn't seem to be any construction loan options that take 2nd position.

If you still have some time on your lease, you could buy a light value-add SFH with a low-down construction loan.
